The site plan must show dimensions and location of the proposed limited outdoor storage area. General outdoor storage shall meet all the following standards. a) General outdoor storage shall not be more than 12 feet in height and shall be completely screened from view from any public right-of-way, public parking areas, or adjacent residential development by a 100 percent opaque visual barrier or screen. Complete screening shall mean that no portion of the material stored is visible from outside the screening device. b)General outdoor storage shall be located behind the primary front façade of the principle building on a site. c) General outdoor storage shall be located at least 150 feet from the front property line and not closer than 150 feet from an existing residential use on an abutting property. d) General outdoor storage shall not be located in minimum required side building setback areas and must be located at least 15 feet from any side property line. 2) According to the Flood Insurance Rate Maps from Brazos County, Texas and Incorporated Areas, FEMA FIRM Number 48041C0195E, revised July 7, 2014, a portion of this property is located in a Special Flood Hazard Area. 3) The contractor shall be responsible for the containment and proper disposal of all liquid and solid waste associated with this project. The contractor shall use all means necessary to prevent the occurrence of windblown litter from the project site. 4) Demolition/Construction Waste - Site is required to provide containment for waste prior to and during demolition/construction. Solid waste roll off boxes and/or metal dumpsters shall be supplied by City or City permitted contractor(s) only. 5) If site generates wastewater from cleaning equipment and/or vehicles, then site is required to install grit/oil trap and sampling well on the wastewater service line. Sampling well required being located between trap and city sewer main, and prior to any domestic connection. Site plan needs to show location and size of trap, location of sampling well, and service lines that connect these units to city’s sewer. 6) Gate entrance and site emergency access will comply with 2015 IFC and city ordinance requirements. Knox brand emergency access equipment is required on gates for emergency access to facilities and is to be approved by the FMO. 7) Irrigation System – Potable water supply must be protected by either an atmospheric or pressure vacuum breaker, or testable double check valve assembly, and installed as per City Ordinance. 8) Fire Sprinkler System – Potable water supply must be protected by testable double check valve assembly, and install as per City Ordinance. 9) Potable Water Protection – All devices, appurtenances, appliances and apparatus intended to serve some special function and that connects to the water supply system, shall be provided with protection against backflow and contamination of the water supply system. GENERAL NOTES:

1) Outdoor display and storage requirements:Sec. 130-34(m)(5): General outdoor storage shall require approval of a site plan by the city's site

development review committee (SDRC) in accordance with requirements for site plan approval for nonresidential and multifamily developments of chapter 62. The site plan must show dimensions and location of the proposed limited outdoor storage area. General outdoor storage shall meet all the following standards.

a) General outdoor storage shall not be more than 12 feet in height and shall be completely screened from view from any public right-of-way, public parking areas, or adjacent residential development by a 100 percent opaque visual barrier or screen.

Complete screening shall mean that no portion of the material stored is visible from outside the screening device.b)General outdoor storage shall be located behind the primary front façade of the principle building on a site.c) General outdoor storage shall be located at least 150 feet from the front property line and not closer than 150 feet from an existing residential use on an abutting property.d) General outdoor storage shall not be located in minimum required side building setback areas and must be located at least 15 feet from any side property line.

2) According to the Flood Insurance Rate Maps from Brazos County, Texas and Incorporated Areas, FEMA FIRM Number 48041C0195E,revised July 7, 2014, a portion of this property is located in a Special Flood Hazard Area.3) The contractor shall be responsible for the containment and proper disposal of all liquid and solid waste associated with this project.The contractor shall use all means necessary to prevent the occurrence of windblown litter from the project site.4) Demolition/Construction Waste - Site is required to provide containment for waste prior to and during demolition/construction. Solidwaste roll off boxes and/or metal dumpsters shall be supplied by City or City permitted contractor(s) only.5) If site generates wastewater from cleaning equipment and/or vehicles, then site is required to install grit/oil trap and sampling well onthe wastewater service line. Sampling well required being located between trap and city sewer main, and prior to any domesticconnection. Site plan needs to show location and size of trap, location of sampling well, and service lines that connect these units tocity’s sewer.6) Gate entrance and site emergency access will comply with 2015 IFC and city ordinance requirements. Knox brand emergency accessequipment is required on gates for emergency access to facilities and is to be approved by the FMO.7) Irrigation System – Potable water supply must be protected by either an atmospheric or pressure vacuum breaker, or testable doublecheck valve assembly, and installed as per City Ordinance.8) Fire Sprinkler System – Potable water supply must be protected by testable double check valve assembly, and install as per CityOrdinance.9) Potable Water Protection – All devices, appurtenances, appliances and apparatus intended to serve some special function and thatconnects to the water supply system, shall be provided with protection against backflow and contamination of the water supply system.
